How we operate

Pennington Phillips is a residential architecture company with more than 30 years’ experience of providing London homeowners with beautiful designs that reflect their lifestyle, ethnicity and individuality.

We know what goes into a successful home architectural project and how to bring out the best in a building.

And that starts with you.

We’ll work closely with you to develop a custom design that combines practicality with aesthetic appeal. None of our designs follows a specific house style but always reflects your own taste and individual living needs.

Measured surveys

We’ll arrange a site visit to take detailed measurements of all internal and external features in order to produce an accurate scaled representation of the building and its surroundings.

Concept design and feasibility

Our team will help identify feasible options for your development, taking into account issues such as planning regulations, budgetary requirements and the results of your site survey. We’ll then develop outline proposals that meet your project brief as closely as possible.

Planning permission and building consent

We have a long track record of working on homes of architectural interest as well as in-depth knowledge of local planning regulations, listed building restrictions and permitted development rights. Using our experience, we’ll ensure the planning process runs as smoothly as possible, submitting your application on your behalf.

Building regulations

We provide a full building regulations package, which includes preparing the structural and technical details of your building works, submitting your application to your local authority and liaising with building control officers throughout the design and construction process.

Detailed design

We develop the building regulations package further by drawing up more comprehensive design specifications. At this stage, your project begins to take shape, exploring the finer architectural details, finishes, fixtures and fittings.

Tender package and procurement

This involves bringing the building regulations and detailed design stages together to produce a full schedule of works and specifications, which form a complete tender package. We can then either assist in negotiations with a preferred contractor or put out formal tender invitations to a range of contractors.

Contract administration

Under our role as administrator of the contract between you and your contractor, we’ll visit your site periodically to ensure works are completed to specification and in line with budgets. We’ll continually evaluate progress of your project through to final completion – along with follow-up contract administration during the defect liability period.
