Our client had purchased an unusual one-bedroom house within an old converted teddy bear factory with the brief to remodel and refurbish to make better use of the long narrow space.
After a full strip out, we quickly uncovered the extent of major structural movement, which had been covered up by previous owners. As a result, the project soon developed into almost complete demolition and a new build. After a detailed cost analysis and considering the planning implications, it was decided it would be more sensible to stabilise and repair the fabric of the building with brick stitching and full underpinning.
The building was then fully insulated with a new roof, upgraded to current building regulations and converted to a modern two-bedroom house.
